Buying property in Armenia: a practical checklist

Whether you live in Armenia or are buying from abroad, start with the property, the documents and the terms—not only the asking price. Here is the process TownGate recommends discussing before committing funds.

1. Define the property and budget

Decide whether you want an apartment, house, land or commercial premises. Compare location, actual floor area, condition, intended use, financing needs and ongoing expenses. Separate the asking price from transaction costs and any renovation budget.

2. Verify ownership and restrictions

Request the cadastral details and current information about registered ownership, encumbrances and restrictions. Use the Cadastre Committee’s official services to check the property. For a house with land, confirm the registered boundaries and title to each parcel; use of additional land does not necessarily establish ownership.

3. Review the contract and payment terms

Agree what is included in the sale, the timetable, the deposit or advance and conditions for its return. Obtain independent legal review where appropriate, particularly for complex transactions or purchases involving overseas parties.

4. Complete and register the transfer

The documents and signing process depend on the transaction. Property ownership rights and their transfer are registered with the Cadastre Committee. Confirm what filings, identification documents and payments apply to your particular purchase before signing.

5. Plan what happens after completion

Arrange handover, utilities, building management contacts and any repairs. If you intend to rent out the property, evaluate actual achievable rent, vacancy, maintenance, management costs and applicable taxes instead of relying on advertised yields.
