Renting an apartment in Yerevan: what to check

For Armenian residents and people relocating to Yerevan, a good rental search starts with practical requirements and clear written terms. Prices and availability vary by property and date.

1. Choose a realistic location

Consider commute times, public transport, schools or workplaces and access to everyday services. Visit the exact address: properties on the same street can differ in noise, sunlight, parking and building condition.

2. Set a complete monthly budget

Ask for the monthly rent, payment currency, deposit, agency fee if any, and who pays electricity, water, heating, internet and building maintenance. Confirm whether any utilities or services are included.

3. Inspect the home and inventory

Check heating and cooling, water pressure, appliances, windows, mobile reception and available furniture. Photograph existing defects and prepare an inventory of items handed over with the apartment.

4. Review the agreement before payment

Confirm the rental term, payment dates, deposit return conditions, early termination, notice periods, maintenance responsibilities, pets, guests and any restrictions. Keep signed documents and receipts.

5. Make move-in and move-out measurable

Record meter readings, keys and building access details at handover. On departure, compare the condition with the original inventory and document the final utility settlements.

Frequently asked questions

Is a deposit always required?

Deposit arrangements depend on the landlord and the rental agreement. Confirm the amount, permitted deductions and return deadline in writing.

Can I rent an apartment before arriving in Armenia?

Remote viewings and document reviews may be possible, but avoid transferring funds until the property, owner or authorized representative and terms have been verified.

Should I compare properties only by monthly rent?

No. Consider utilities, commute, condition, furniture, building services and the total upfront payment as well.
